1.  Consultant and Management  ค่ามัดจำก่อนเริ่มเขียนแบบ ( 20,000 บาท / 400 ตร.ม. ) ระยะเวลาทำงาน 7 วัน

- ทีมงานคุยความต้องการกับลูกค้า ทั้ง ฟังชั่นการใช้งาน และ สไตล์ การออกแบบ
- นำเสนอแบบ 3D ตัวอย่าง 1 รูป เพื่อตรวจสอบสไตล์การออกแบบ
- นำเสนอ Lay-Out การจัดวางเฟอร์นิเจอร์ และ เนื้องาน เพื่อตรวจสอบฟังชั่นใช้งาน
- นำเสนอ ใบประเมินราคาการออกแบบเบื้องต้น
( รับส่วนลด 20,000 บาท / 400 ตร.ม. สำหรับลูกค้าที่ตัดสินใจเซ็นสัญญาออกแบบและชำระเงิน ภายใน 3 วัน หลังทางบริษัทเสนอใบประเมินราคาเบื้องต้น โดยจะหักเป็นส่วนลดในงวดสุดท้ายของ สัญญารับเหมาก่อสร้าง )
- นำเสนอ สัญญาออกแบบสถาปัตยกรรม

2. Architect Design  ค่าออกแบบและเขียนแบบก่อสร้าง 2,500 บาท / ตร.ม.  ระยะเวลาทำงาน 8-12 อาทิตย์ แบ่งชำระได้ 3 งวด ( ไม่รวมค่าขออนุญาติปลูกสร้างอาคารจากทางเขต )

- เซ็นสัญญาออกแบบสถาปัตยกรรม คิดราคา 2,500 บาท / ตร.ม. ที่ออกแบบ ( ราคาเป็น ตร.ม. )
- ทีมงานคุยความต้องการกับลูกค้า ทั้ง ฟังชั่นการใช้งาน และ สไตล์ การออกแบบ
-  ชำระ 40% จากค่าแบบ ทีมงานนำเสนอแบบ 3D ทั้งหมด พร้อมวัสดุที่ใช้ ( Primary Design )
-  ชำระ 30% จากค่าแบบ ทีมงานนำเสนอแบบ CAD ทั้งหมด ใช้ในการก่อสร้าง ( Development Design )
-  ชำระ 30% จากค่าแบบ ทีมงานนำเสนอแบบคำนวณการก่อสร้างทั้งหมด  ( Detail Design & Working Design )
- เสนอราคาก่อสร้างจริง ( ค่าก่อสร้างจริงขึ้นอยู่กับวัสดุก่อสร้างที่ลูกค้าเลือก )
- นำเสนอ สัญญารับเหมาก่อสร้าง ( รับส่วนลด 1,500 บาท / ตร.ม. จากราคาค่าแบบ สำหรับลูกค้าที่ตัดสินใจ เซ็น สัญญารับเหมาก่อสร้างและชำระเงิน ภายใน 3 วัน หลังทางบริษัทส่งใบเสนอราคาก่อสร้างจริง โดยจะหักเป็นส่วนลดในงวด 3 และ 4 ของ สัญญารับเหมาก่อสร้าง )

3. Construction  ค่าก่อสร้าง 100% จากราคาประเมินในการก่อสร้างจริง ระยะเวลาทำงาน 6-12 เดือน แบ่งชำระได้ 6 งวด

- เซ็นสัญญารับเหมาก่อสร้าง
-  ชำระ 20% จากราคาประเมินในการก่อสร้างจริง ณ วันเซ็นสัญญา
-  ชำระ 20% จากราคาประเมินในการก่อสร้างจริง เมื่อเสร็จงานตอก เสาเข็ม, ฐานราก, หล่อคานคอดิน เทพื้น คสล. ส่วนที่นั่ง บนคาน (on beam) ของชั้นล่าง
-  ชำระ 20% จากราคาประเมินในการก่อสร้างจริง เมื่อเสร็จงานหล่อเสา ชั้นล่าง, คานชั้นบน, ปูพื้นและเทคอนกรีตพื้นชั้นบน, หล่อเสาชั้นบน, คานชั้นหลังคาและวางโครงหลังคารอบบน
-  ชำระ 20% จากราคาประเมินในการก่อสร้างจริง เมื่อเสร็จงานมุง หลังคารอบบน, งานก่ออิฐทั้งหมด, ติดตั้งเฉพาะวงกบ ประตู-หน้าต่างที่เป็นไม้ และเดินท่อประปาภายใน
-  ชำระ 10% จากราคาประเมินในการก่อสร้างจริง เมื่อเสร็จงานมุง หลังคารอบล่าง, งานไฟฟ้า, ฉาบปูนทั้งหมด, ฝ้าเพดาน, ปูกระเบื้องภายในห้องนํ้า, ติดตั้งเฉพาะบานหน้าต่างและ กระจก
-  ชำระ 10% จากราคาประเมินในการก่อสร้างจริง เมื่อเสร็จงาน

เงื่อนไขเกี่ยวกับงบประมาณ

ทางบริษัทจะรับงาน สร้างบ้าน ทำสัญญาแบบ และ สัญญาก่อสร้าง เต็มระบบ  เริ่มต้นที่ มูลค่างานตั้งแต่ 25,000 บาท / ตร.ม. ขึ้นไป ที่  300 ตร.ม. ขึ้นไป เท่านั้น  

หมายเหตุ - บริษัทขอสงวนสิทธิ์ในการลงภาพและข้อมูลทุกอย่างที่เกี่ยวข้องกับงานออกแบบทั้งหมดที่บริษัททำทั้งหมดโดยมิต้องแจ้งให้ลูกค้าทราบล่วงหน้า

1. Consultant and Management : Deposit for the presentation before doing the design : 20,000 baht/400 square meter,  time period for working : 7 days.

- The customers and the designer shall have an appointment for discussing about the style and the function of furnitures.
- We shall present  the customer with the 3-D pictures of the room they chose themselves for checking if our design is match with the customer's wish.
- We shall present the lay-out, all the furnitures position for checking the function of furnitures.
- We make the price estimation of the design.
(The customer will receive a discount in the amount of 20,000 baht/400 square meter, in case of the customer decides to sign the design contract within 3 days from the date we presented the price estimation to the customer. In order that, we shall give the discount in the last payment of the construction contract.)
- We shall present the architect design contract.

 2.   Architect Design ; The cost for the design and Auto-CAD is 2,500 baht/square meter. Time period for working is around 8-12 weeks and the payment divided in 3 parts.(not including the cost of permission for construction with the district office)

- For the cost of the architect design contract : 2,500 baht/square meter (the area that customer needs to do the design)
- The customers and the designer shall have an appointment for discussing about the style and the function of furnitures.
-  The total payment divided in 3 parts ; the first payment at the rate of 40% of the cost of architect design, we present all the 3-D pictures with the material to the customer.
- The second payment at the rate of 30% of the cost of architect design, we present the Auto-CAD for doing the construction.
- The third payment at the rate of 30% of the cost of architect design, we present all the engineering design to the customer.
- We shall present the final price of construction. ( The amount depends on the cost of material that the customer chose.)
- We shall present the construction contract. (The customer will receive a discount in the amount of 1,000 baht/square meter, in case of the customer decides to sign the construction contract within 3 days from the date we presented the final price of construction to the customer. In order that, we shall give the discount in the third and forth payment of the construction contract.)

 3. Construction  cost : 100%  of the final price of construction. Time period for working is around 6-12 months and the payment divided in 6 parts

- signing the architect construction contract.
- The first payment at the rate of 20% of the final price of construction on the date we signed the contract.
- The second payment at the rate of 20% of the final price of construction. Paying after building the foundation pile, ground work and building beam of the first floor are already finished.
- The third payment at the rate of 20% of the final price of construction. Paying after forming the pillar of the first floor, building beam of the second floor, making the floor of the second floor, forming the pillar of the second floor, the roof beam and the structure of roof are already finished.
- The forth payment at the rate of 20% of the final price of construction. Paying after building the top part of the roof, brickwork, making the window-frame and water supply are finished.
- The fifth payment at the rate of 10% of the final price of construction. Paying after building the lower part of the roof, electricity work, white-wash work, the ceiling, the bathroom tile covering, installing window panel and mirror are already finished.
- The sixth payment at the rate of 10% of the final price of construction. Paying after the architect construction is completely finished.
 

In term of estimated budget

- Our company will do the architect design, the architect design contract and  the architect construction contract with the full system for the project valued at over 25,000 baht/square meter of the area which is more than 300 square meter.

Remark - Our company reserves the right to post any picture and information relating to our project with or without prior notice to customer.
